Very efficient and easy process

Texas Lending solved a problem that stumped 4 other lender. It had to do with the debt/income ratio when buying a property which has not been granted a Texas homestead exemption. Texas Lending took the stance that our d/i ratio would be acceptable once the exemption was granted. They never gave up.

I cannot say enough good things about William Cobb, the mortgage consultant I had the pleasure of meeting. Mr. Cobb is polite, kind, and he is easy to talk to. He doesn't play games (like those other mortgage consultants at other companies). He gets straight to helping you. He speaks very clearly and explains what the next step is in ways everyone can understand. If you are using Texas Lending, you HAVE TO use William Cobb as your mortgage consultant.

I had a very challenging Re-FI due to a divorce, and they were very understanding and accommodating. Jim & Jenn were great and made it easy to work with, thank you again for everything.

We are first time home buyers with a VA loan and the whole process was super quick and easy. Their entire team is focused on their clients and making sure that the entire process goes smoothly. Bryan Benitez did an absolute amazing job taking us from day 1 to closing in the most professional and timely manner possible for our refinance. Each step was explained completely and made it super easy to move forward. Even though we sadly lost my mom during the refinance, Texas lending showed us understanding and support by staying with the plan, but doing in a way that we could get through with funeral with friends and family and Texas lending kept up with few emails and calls to give us a moment to grieve and still close on refinance when we were planning.

Kris Santoscoy was a fabulous loan officer. Any time I called or emailed to get info or clarifications, he responded IMMEDIATELY (on one occasion it was literally "seconds" later). He did what he said he would do - this is getting rare in today's climate of customer service. I have purchased and re-financed multiple properties over the past 30 years. This experience was as good as it gets in what I know is a very competitive environment.

I just recently got a house built through DR Horton. Of course they wanted me to finance through DHI mortgage. I did in the beginning and they showed me time and time again why we need to go a different route. My aunt and father both went through Joe Milburn at Texas Lending so I contacted him. When I tell you my very stressful process did a 360 when Joe took over. Joe and Debbie handled everything for me, got me the best deal possible, and were so accommodating and easy to work with. They made my first time home buying experience so amazing and I will never buy another house with them. My experience with Texas Lending was 100% through and through excellent. This is not my first home but it is the first time I felt like I worked with people that actually cared. Easy to work with through all the steps.

After my partner and I decided we wanted to buy the house we had been renting for 8 years we called our banks to speak with the mortgage lending divisions. The lenders at our banks were not easy to talk to and they would tell us completely different conflicting information from one call to the next. Texas Credit Union even charged us $50 to run a credit report (Texas Lending didn't charge us anything to run a credit report though)! So feeling pretty discouraged (despite having great credit and work history etc.) I called Texas Lending just to ask some questions. I am so glad I did. When I called I was lucky enough to speak with William Cobb. William was a fountain of knowledge and experience and was very respectful and helpful. After our talk I felt much better and asked if we could work with him directly throughout the process and he said yes and seemed genuinely happy to do so. From that day forward William handled all our communications etc. Some parts of our application were not standard procedure like us wanting to use a "gift of equity" from my brother but William was able to handle it all expertly without issue. My partner and I closed 2 days ago (on Friday afternoon) thanks to Texas Lending and more specifically William Cobb. If like my partner and I you have spoken with other lenders that didn't make you feel good about the process then do yourself a favor and call Texas Lending and ask for William Cobb. Getting a mortgage to buy a house can be stressful but with the right agent in your corner you'll see like we did that its absolutely possible. Lastly id like to mention that my beautiful, talented and sweet girlfriend goes by the name Natalie. She has gone by this name for over 30 years. But when she was born she was given the name "Jonathan" and her license still shows her birth name since we haven't gotten around to hiring an attorney to help her get it changed. So anytime we are filling out her name on applications etc. it can be extremely stressful for her. I mention all that to say that as soon as I explained this to William he then on out he referred to my partner as "Natalie" and used pronouns like "she" and "her". This level of respect isn't always shown to my girlfriend so the fact that William did this meant the world to us. Regardless of his personal beliefs he made sure she felt respected and safe. Only area of growth needed: Underwriters and title company should have been more knowledgeable of Texas homestead and over 65 tax laws. I chose Texas Lending because they are a Texas-based company, therefore, I expected a higher knowledge level of Texas homestead law, including Quit Claim deeds.

PK (loan officer) and Debbie were extremely easy to work with. Their knowledge and patience help get me through the loan process with as little stress as possible when purchasing a piece of property. I would use Texas Lending again because of these two ladies.

Overall a good experience but I was expecting a little more personal interaction. The process was quick and efficient. There were some communication issues at some points but they got the job done, we got a decent rate, and we got our loan.

PK and Debbie were wonderful to work with. I had their direct number and never had a problem reaching them. They both were professional, knowledgeable, helpful and friendly. They made a complicated process understandable and less painful. I recommend this company to anyone who needs a mortgage.

It was good they kept me updated on progress of refinancing. If anything needed they would let me know immediately so nothing would hold up the process.

Going with Texas Lending as my mortgage lender was the best decision I ever made. I started with my builders mortgage company but just as the builder, I received hardly any communication from the lender. When it got close to closing they provided a much higher rate than what was initially estimated and quite a bit down on a VA loan. I had seen many commercials about Texas Lending, immediately contacted them and was put in touch with Steve Barlow. He was amazing the whole team was amazing on providing great rate options with very little money at closing. They worked fast and the lending team an I just waited on the builder to close. The refi process was very easy and was not time consuming at all. The only bad part was having to drive an hour for closing on a Saturday when we didn’t get the cash out funding until after 3 business days. So there was no reason to close on a a Saturday. But again considering how smoothly the application and approval process went we very satisfied with the company.
